Here are a few important details about our application process:

Non-Smoking Homes: All our homes are smoke-free to ensure a fresh and healthy living environment.
Application Fee: There is a $50 fee per person (age 18 and over) for credit and background checks to maintain a safe community.
Credit Requirements: A FICO score of 600 or higher is preferred. If there are special circumstances in your credit history, feel free to include a letter of explanation for the homeowner's review.
Background Checks: We verify that applicants have no history of evictions or violent criminal convictions.
Landlord References: Past landlord references will be checked to confirm a positive residency history.
Income Requirement: Applicants must have a monthly income of at least 3 times the rent. Assistance payments can be applied to income.

Tenant Fees and Charges Disclosure

At Kingman Premier Properties, we believe in transparency and want all prospective tenants to be fully informed of potential fees associated with leasing a property. Below are common fees and charges that may apply:

Security Deposit – Required at the time of lease signing. Amount varies by property. Deposits are refundable.

Cleaning Fee – A non-refundable cleaning fee may be charged upon move-in to ensure the property is returned in good condition. 

Carpet Cleaning Fee – A non-refundable standard carpet cleaning fee may apply at the beginning of the lease term.

Monthly Rent – Due on the 1st of each month as outlined in your lease agreement.

Renters Insurance – Tenants are required to carry renters insurance for the duration of the lease.
